We guarantee check-in at 3 p.m.

If you arrive early and your room is ready, you are, of course, welcome to check in.

On the day of your departure, please check out by 10 a.m.

Early check-in and late check-out are subject to availability and require prior arrangement.

Cleaning costs

The daily rates are per night per apartment and do not include cleaning fees.

Local tax

The local tax is levied regardless of the price of accommodation and is used to maintain local infrastructure.

TERMS AND CONDITIONS

 

Below you will find the general terms and conditions for booking our vacation rental.

Unless we hear back from you within 7 business days,

the booking confirmation and the terms and conditions are deemed to have been read and accepted.

 

DUTY OF CARE

The tenant must treat the rented premises and furnishings with care.

The tenant is liable for any damage caused by his or her own fault. Upon moving into the premises, tenants are required to,

to check the equipment for completeness and functionality and to report any defects

notify the landlord immediately.

Tenants must also report any damage that occurs during the lease term immediately.

 

CANCELLATION POLICY

The tenant may terminate the lease in writing. If the tenant terminates the lease without naming a successor tenant,

the following prorated rent shall be paid as compensation, taking into account the expenses saved,

unless it is not possible to rent it out to another party:

  • Free of charge up to 14 days before arrival
  • 13 to 1 day before arrival: 90% cancellation fee
  • 100% cancellation fee on the day of arrival

This does not affect the statutory rights to withdraw from or terminate the contract.

 

ADDITIONAL AGREEMENTS

There are no oral side agreements. Any amendments or additions to this contract must be made in writing.

This also applies to any amendment to this written form requirement.

 

CHOICE OF LAW

German substantive law applies, unless mandatory provisions require the application of another legal system.

 

SAVING CLAUSE

If any provision of this agreement is invalid or unenforceable, or becomes invalid or unenforceable after the agreement is concluded,

the remaining provisions of the contract remain unaffected by the invalidity.

The invalid or unenforceable provision shall be replaced by a valid and enforceable provision,

whose effects are closest to the economic objective,

the objective that the contracting parties sought to achieve with the invalid or unenforceable provision.

The foregoing provisions shall apply mutatis mutandis in the event that the contract proves to be incomplete.

 

FARM STORE

The on-site farm shop at the Lebe’oetz apartment complex operates in accordance with the
Tyrolean Youth Act ( LGBl. No. 7/2019 ), which states the following.

§ 18 Alcoholic Beverages and Preparations

  1. Alcoholic beverages and preparations (powders, tablets, capsules, concentrates, and the like) used to produce alcoholic beverages may not be provided to children and adolescents, unless otherwise specified in paragraph 2.
  2. Alcoholic beverages may be provided to individuals aged 16 and older, with the exception of
    a. distilled alcoholic beverages and
    b. mixtures containing distilled alcoholic beverages, regardless of whether they are pre-mixed (e.g., alcopops) or homemade,
    .
  3. Children and adolescents under the age of 16 may not purchase or consume alcoholic beverages in public, unless otherwise specified in paragraph 4.
  4. Children and adolescents are prohibited from
    a. purchasing or consuming distilled alcoholic beverages and mixtures as defined in paragraph 2(b), and
    b. purchasing or consuming preparations as defined in paragraph 1, whether diluted or undiluted.

  • Debit card

All rental rates do not include cleaning fees. One parking space per apartment in front of the building is included in the price.

The total amount is due upon receipt of the booking confirmation, no later than two weeks before the start of the trip.

Free parking

A private parking space right in front of the apartment building is reserved for you.

Electric car charging station

If needed, charge your electric vehicle at one of our two charging stations and leave all your stress behind.

We charge €15 per 24 hours for the charging card. Please let us know before your arrival at
if you would like to charge your vehicle, and we will leave the charging card in your apartment for you.

Bike & Ski Storage

We have set up a bike and ski storage room for winter and summer sports equipment.
Please note that we assume no liability whatsoever for damage to or theft of your equipment and
your personal belongings stored in the bike and ski storage room.

There is also a bike wash station and tools located at the apartment building.

Extra Beds & Side Chairs

We are happy to provide you with free extra beds and chairs for children under 3 years of age.

If necessary, please let us know before you arrive.

Pets

We ask for your understanding that pets are unfortunately not allowed in our apartment building.
