Our five individual and with love designed apartments provide a relaxing space for everyone. Romantic couple getaway, adventure trip with family or holidays with friends – no matter what kind of trip you’re looking for, everyone will find their place in our apartments.
Each of our apartments are easily accessible by the elevator. If required, our adjustable flats can be used as large apartments that create spaces for up to seven people.

Double Joy. Double Enjoy. The light-flooded living area invites to relax in a cozy sit-lounger corner. Two separate terraces in the south and west of the apartment guarantee double sun enjoyment for our guests. On top of that you get to enjoy a stunning view of surrounding mountains.
If required, Top 2 and Top 3 can also be used as one large apartment for up to 7 people.
FRÅNZ
TOP 3 | 64,28 M² | 4-5 PEOPLE | EXTENDABLE
Architectural. Extravagant. Family pleasure. Comfortable living means having an infrared cabin, a bathtub in the bedroom and a southside terrace to soak up the sun.
If required, Top 2 and Top 3 can also be used as one large apartment for up to 7 people.

TOP 2 | 30,39 M² | 2 PEOPLE | EXTENDABLE
Top 4 offers everything that the heart desires on 28,27 m². The charming sloping ceilings and the roof terrace on the westside provide an additional feel-good factor.
If required, Top 4 and Top 5 can also be used as one large apartment for up to 6 people.

TOP 5 | 51,35 M² I 4 PEOPLE | EXTENDABLE
This apartment provides pure relaxation. An infrared cabin and the bathtub in the bedroom offer you luxurious and private spa-moments. Additionally the sun terrace invites to lean back and relax.
If required, Top 4 and Top 5 can also be used as one large apartment for up to 6 people.

Your private parking lot in front of the apartment house is reserved for you only! We have two charging stations. Feel free to e-charge your vehicle, if required.

- GENERAL TERMS & CONDITIONSYou will find the general terms and conditions for booking our vacation apartments in the following lines.
If we do not receive a response from you within 7 working days,
the booking confirmation and the general terms and conditions are considered read and accepted.DUTY OF CAREThe tenant has to treat the rented premises and the furnishings with care.
Culpably caused damages have to be compensated by the guest. The guests are obligated to check the
premises for completeness and to check the equipment for completeness and suitability for use and to
notify the landlord immediately of any complaints.
The tenant must also immediately report any damage that occurs during the rental period.CANCELLATION POLICYThe renter can withdraw from the rental contract in writing. If the tenant withdraws from the rental contract
without naming a new tenant, the following pro rata rents are to be paid as compensation,
taking into account the expenses saved, if it is not possible to rent the apartment to another tenant:– Up to 8 days before arrival: No cancellation fees
– From the 7th day until 1 day before arrival: 90% of the rental fee
– On the day of arrival: 100% of the rental priceThe legal cancellation and termination options remain unaffected.
ADDITIONAL AGREEMENTS
Verbal additional agreements do not exist. Changes and additions to this contract must be made in writing.
This also applies to the amendment of this written form clause.CHOICE OF LAW
German substantive law shall apply unless mandatory provisions stipulate the applicability of a different law.
SEVERABILITY CLAUSE
If individual provisions of this contract are invalid or unenforceable, or if they become invalid or unenforceable
after the conclusion of the contract, the remaining parts of the contract shall remain unaffected by the invalidity.
The ineffective or unenforceable provision shall be replaced by the effective and enforceable provision
whose effects come as close as possible to the economic objective
which the contracting parties pursued with the invalid or unenforceable provision.
The above provisions shall apply accordingly in the event that the contract proves to be incomplete.FARM SHOP
The in-house farm store of the Lebe’oetz Apartment House is governed by the
Tyrolean Youth Act LGBl. No. 7/2019 which states the following.§ 18 Alcoholic beverages and preparations
(1) Alcoholic beverages and preparations (powder, tablets, capsules, concentrates and the like),
which serve the production of alcoholic beverages, may not be passed on to children and adolescents,
unless otherwise stipulated in paragraph 2.(2) Alcoholic beverages may not be distributed to adolescents over the age of 16, with the exception of the following
a. distilled alcoholic beverages and
b. Mixtures containing distilled alcoholic beverages, regardless of whether they are pre-made (e.g., alcopops) or homemade,
may be passed on.
(3) Children and adolescents under the age of 16 may not purchase or consume alcoholic beverages in public,
except as otherwise provided in subsection 4.
(4) Children and adolescents may not
a. not acquire or consume distilled alcoholic beverages and mixtures as defined in subsection 2(b); and
b. Not acquire or consume diluted or undiluted preparations within the meaning of par. 1.
